In the Triangle, most moisture problems in an older home start under the floor rather than in it. A vented crawlspace pulls in humid summer air, and that moisture settles on joists, ductwork and subflooring until the smell reaches the rooms above.
Crawlspace encapsulation closes that cycle: the ground is covered with a continuous vapor barrier, the openings that let humid air in are sealed, and the perimeter is insulated so the space stays dry. Reliable Home Handyman quotes this work from photos and a site visit, with the barrier, seam and termination details written into the scope before anything is installed.
Common Problems We Solve
- A musty or earthy smell that gets stronger in humid weather
- Damp or missing insulation between the floor joists
- Condensation on ductwork, water lines or the underside of the subfloor
- Rusted fasteners, sagging wiring or a vapor barrier that has torn or shifted
- Open vents and gaps that let insects and small animals enter
- A crawlspace that has simply been left alone since the home was built
What the Work Includes
- Clearing and preparing the crawlspace floor for a continuous barrier
- Ground vapor barrier installation with lapped, sealed seams
- Sealing vents, penetrations and perimeter openings
- Perimeter and rim-joint insulation where included in the scope
- Fastening and terminating the barrier at piers, walls and columns
- Moisture readings taken before and after the work
- Guidance on dehumidification or drainage where the space needs it
- Cleanup and a walkthrough of what was installed
How the Process Works
Step 1
Photos and an access check
We ask for photos of the entry point, the floor and any standing water, then confirm the space can be accessed safely before quoting.
Step 2
Written scope and price
The scope lists the barrier, seam and termination details, what gets sealed and insulated, and what falls outside our work.
Step 3
Prep and barrier installation
The floor is prepared, the barrier is laid and lapped, and every seam and termination is sealed so the assembly behaves as one continuous layer.
Step 4
Sealing, inspection and handover
Vents and penetrations are closed, moisture levels are checked against the readings taken at the start, and the work is reviewed with you.
Crawlspace Encapsulations FAQs
Do you repair rotted joists or subflooring?
Structural repair and wood replacement beyond minor localised work are outside our scope. Framing, beam and joist replacement must be handled by an appropriately licensed contractor, and we will tell you when a project needs that.
What if there is standing water?
Encapsulation is not a substitute for drainage. If water collects under the home, the drainage source needs to be addressed first, and we will say so rather than cover it with a barrier.
Does encapsulation help with pests?
Sealing vents, penetrations and gaps removes the openings insects and small animals use to get in. It is a sealing measure, not a pest-control service, and we do not offer pest control.
How is this work priced?
Crawlspace encapsulation is quoted from photos and a site visit rather than a fixed line item, because barrier size, access, and what needs sealing all vary from house to house. You get the written price before work begins.
Is there a project-size limit?
Yes. Projects valued at $40,000 or more require a North Carolina licensed general contractor and are not offered.
